A 1,400-square-meter trophy home at 41 Beach Road has hit the market with a Rateable Value (RV) of $23 million. Designed by Hulena Architects and built by the renowned Good Brothers, this clifftop masterpiece is anything but ordinary. Bayleys listing agent Victoria Bidwell describes it as ‘irreplaceable’ and ‘beyond anything else I’ve seen.’ And this is the part most people miss: The owner, former UK commercial property developer James Hoseason, claims it would cost a whopping $30 million to replicate it today.

Hoseason’s journey to building this mega-home began in 2010 when he purchased the land for $2.475 million after relocating to New Zealand with his family. Initially, the site was earmarked for a tennis court by the previous owners, Chrisco millionaires Richard and Ruth Bradley. But Hoseason saw potential in the flat plot with a small garage and, after reviewing feasibility plans by architect Brent Hulena, decided to take the plunge. ‘We fell down the magic hole with Brent and this amazing house he’d drawn,’ Hoseason recalled.

The construction was no small feat. Engineering challenges, including a 22-meter palisade wall and a 10-meter sea wall, took over a year to complete. The above-ground build added another 18 months, but the result is a home that seamlessly blends luxury and functionality. The Hoseasons expanded on Hulena’s original design, adding an office wing, a principal bedroom wing, and a west-facing courtyard. The main floor features living rooms, a kitchen, and a swimming pool, all with panoramic views. Below, two additional floors house a six-car garage, guest suite, cinema, and gym.

Here’s the bold question: With its honed basalt walls, cedar sunscreen louvres, and pale oak flooring, is this home a masterpiece of modern architecture, or is it a symbol of excess in an era of housing affordability crises? Hoseason argues the latter, pointing out the $17,000 per square meter build cost and the $6 million land value. ‘This is $30 to $32 million all day long,’ he insists.

Despite its grandeur, the Hoseasons have decided to downsize to a smaller beachfront property. Yet, Christina Hoseason is already itching for another building project. ‘Once you’ve built on a clifftop, it’s hard not to do that again,’ James quipped. But what do you think?
